Downtown redevelopment spreads north

This is great news:

The great northern migration among Knoxville developers appears to be catching on.

The latest example is at Emory Place, the collection of office and industrial properties that’s tucked away in a cool spot formed by the 45-degree angle where North Central Street meets North Broadway.

Local real estate players John Craig, Tim Hill and Michael Hatcher recently spent $675,000 to buy a handful of properties in the area (specifically, the partners bought 3, 5, 7, 13 and 23 Emory Place, according to Hill).

The three men have been players in the downtown real estate scene. Last year, Hatcher Hill Properties bought the Preservation Pub building on Market Square at an auction of properties seized by Uncle Sam. Craig, on the other hand, is part of a team aiming to redevelop properties in the 500 block of Gay Street, including the old S&W Cafeteria space.

Downtown North is becoming the location du jour for urban redevelopment enthusiasts, with Emory Place following the lead of North Central Village, an upcoming condo project being co-developed by Jeffrey Nash’s Courtland Group.

Emory Place is a really cute little town square-type collection of brick buildings situated very nicely between Downtown proper and the 4th and Gill neighborhood. I’ve always thought it had great potential as a collection of townhouses/condos, shops and cafes. I hope it happens now.

4-way stop signs need to be put up in Emory Place at the intersection of N. Gay, King St. and the parking lot there. Traffic sometimes zips through.
